They took our offer of 0.92X and no home warranty.
Holy crap.
Barring anything unusual found in the home inspection, we might just have a house!

  • Thanks! Not sure how much of a “dream” this is, though, now that we are looking at remodelling, kitchen, yard, appliance, painting, upkeep, maintenance, furniture, accessories, etc. etc. etc. costs.
    But it sure as hell is the capitalist’s dream, which definitely makes it American :) . Should be interesting…

  • I certainly found out that my home warranty (from 2-10 BTW) was way more headache than it was worth. Would have much rather taken 400 off the price or had an extra $400 on the table at closing.

  • Reputo: Barring inspection problems, we set closing for the end of February. Barring remodelling problems (Yeah, right…), we should be able to move in by the end of April.
    Considering that my “honey-do” list is exponentially growing at this point, cannoneering might be next year’s project, though…
    Standard Mischief: We were basically making that gamble from the other direction… would they be willing to take $500 less of a purchase price to not have to buy the $500 warranty. Looks like yes. And all the reading we have done on the topic tends to support your history (which is unfortunate, by the by), so I think we are better off.

  • See if you can get a home warranty. We got one with our house, but in that first year it paid for itself several times over.
    Also it introduced us to our plumber who does great work for a good price, and also happened to know somebody who needed a washer and dryer set, so we didn’t have to pay disposal for the working, but low-end set the former owners left us with. Also the set went to a good home, rather than a junkyard so a secondary bonus there!

    Seriously, all we had to do to move in was change the locks and get a new dishwasher, refrigerator, and some window coverings. Somehow that turned into painting every room (twice, with at least one coat of primer as well and spackling every uneven spot), including the baseboards and door facings, cleaning the carpets about 4 times, and swapping out CFLs for incandescents. Not to mention all the little projects. I’m so tired I can barely move.
    I’ve spent like three grand at lowe’s in the last two and a half weeks. We know the names of about half the staff.

  • Weer’d: We will consider it, but most of the stuff in the house is either recently replaced, or coming due regardless, so I am not sure how much use it will be. Thankfully, the only appliaces it comes with that we do not need are an oven, cooktop, and dishwasher, and there is a Habitat for Humanity store right down the road.
    WizardPC: Yeah, that pretty much sums it up. Since Shane has vanished, it may get rather quiet around here :) .
    Yeah, you definitely got a more-move-in-ready home than we have lined up… Well, correction: ours probably is that move-in ready, at least from the functional standpoint, but there are definitely things we want to improve on and change, aesthetic and personal-taste related though they may be.
    Thank God for salvage stores, though…

  • Kevin S.: Thanks! We definitely like the idea of a place of our own, but it is taking some getting used to.
    Hsoi: Indeed… just ironed out the mortgage today, but we still have to suss out the inspection and everything else. Hopefully nothing earth-shattering comes up!
